The Premortem — What Can Go Wrong
TRY currency erosion. Leases track Turkish inflation by law. Holding savings or an emergency reserve in TRY instead of USD/EUR is the most common way the purchasing-power advantage that attracts people to Turkey quietly disappears.
Seismic and evacuation risk. Istanbul and the Aegean/Marmara corridors sit in high-risk seismic zones. IPMI without medical evacuation coverage leaves exposure to $50,000–$80,000+ in uncovered costs — confirm coverage before signing, not after an emergency.
GEDAŞ valuation risk on CBI purchases. The government appraisal must land at or above $400,000 or the citizenship application is rejected outright — a hard, binary gate, not a negotiable line item.
Unverified attorneys and realtors. Skipping bar (Baro Levhası) or MYK/TTBS verification before signing or transferring funds is one of the more avoidable failure points in this market.
Work-permit capital threshold trap. The 50,000 TRY LLC minimum forms a company but guarantees a work-permit rejection for anyone planning to live and work in Turkey — the real threshold is 500,000 TRY paid-in capital.
Planning around a proposal that isn't law. The April 2026 foreign-income tax exemption has not been enacted or published in the Official Gazette. Planning around it before confirmation is planning on a rumor, not a rule.
